We will conduct a thorough consultation with you to determine your goals and dreams. We will review the building process and construction methods so you have a clear understanding of how it all works.
We put you in touch with our network of preferred lenders so that you can choose which one will best fit your financial needs. Once approved, we can move onto establishing a construction budget. If you are a cash customer, then we can move rather quickly through the next steps.
Together, we will work with you to establish a budget for the construction of your new home. Our job is to ensure you remain in line with your approved loan amount or desired finished cost.
You start scouring the local area for property that appeals to you and that is within your allowed budget. We have resources and recommendations that can assist you with this process. If you already own land, we can move onto the next step.
We will review home plans with you and help you select one that will fit your budget. Additionally we will review customization, design options, finishes, and more to ensure the home is everything you desire.
Prior to closing on the construction loan and starting construction, the lender needs to verify what the value of the home will be once completed and that there will be sufficient equity to qualify for a permanent mortgage. Does not apply to cash customers.
At this point if everything is in order and the appraisal came out favorable, we move to lender approval and funding of the construction loan so that we can begin the construction process of your new home. Cash customers will move to the next step.
Depending on your construction process, your modular home or pre-fab panels are built indoors in a controlled production environment while we are completing site work, foundation and other aspects of construction.
Once your panels are complete at the factory, we have them delivered to your site. We then build the house complete over the next several months. If you have a modular house then we set the home on the foundation and complete the wrap-up process over a few weeks. Once everything is done you can move in.
Steps can vary depending on a variety of factors.
